Q: Before I apply, can a unit be held for me?

Before you apply, we are unable to hold a property. Before we can sign a lease and collect a security deposit in order to hold a property, we need a complete application and approval.

Q: Do I pay the first month’s rent and last month’s rent with my security deposit?

It is anticipated to pay the security deposit, any pet fees, admin fees, and the first month’s rent at the time of the lease signing. A prorated portion of the month’s rent as well as the first full month’s payment will be due if your lease starts after the 20th of the month. The last month’s rent is not necessary.

Q: What age must you be to apply?

All applicants that will be living in the home 18 years or older must apply

Q: Is the deposit refundable?

Depending on how the apartment is left after you move out, the security deposit may or may not be reimbursed. Both before and after the renter moves in and out, a complete walkthrough will be performed. According to the NC Tenant Security Deposit Act, any damages deemed to be outside of ordinary wear and tear may be subtracted from a tenant security deposit.

Q: How long is a typical lease term?

Normally, leases are signed for 12-month terms, but in some cases, a lease option may be available for a short or longer lease.

Q: Is subleasing allowed?

Subletting is prohibited. Please get in touch with our office if you need to break your lease so we can guide you through the process and assist you take the right measures.

Q: You have a property I am interested in. How do I apply?

Go to our “Search Rental” section, select “Homes for Rent,” choose a home, and then proceed as directed! Our application procedure is also available here. It’s simple!

Q: What is an average security deposit?

For the most, if not all, of our rentals, the security deposit is equal to one month’s rent, but it is not regarded as rent. Depending on the creditworthiness, the security deposit could be greater than one month’s rent. When your lease expires, as a renter, you have the option of getting your security deposit back.

Q: Do you accept pets?

Some of our property owners do allow pets on their properties and some do not not. We recommend asking this question before applying.

Q: I want to move out, but my roommate wants to stay. What do I do?

When living together, each roommate must submit their own application and go through background screening. If one party decides to break the lease, everyone must give notice, and the remaining roommates must sign a new agreement if their combined income can be proven to be three times the rent. Notification to our office should occur as soon as feasible, but no later than 45 days.

Q: My lease expiration date is coming and I want to move out. What do I do?

Please email [email protected]  to put in writing the desire to move out at least 30 days in advance. If longer notice can be given that would be greatly appreciated but a 30-day minimum is required.

Q: Who is responsible for paying for repairs & maintenance requests?

The property owner is responsible for routine maintenance. When/if issues emerge, tenants can submit requests for maintenance. The tenant is responsible for fixing any damage done to the property caused by the tenant own fault. Tenants will be charged for any damage they cause.
