Selection of Tenant

Only a trained staff member or license Real Estate Broker present all available rental homes to potential tenants. Controlling access not only gives your unoccupied unit security from any damage but also gives our team member the chance to meet and evaluate each applicant. It takes much more than just reviewing applications and references to choose a tenant. It combines observation, fact-checking, and accurate subjective assessment. The only way to learn this ability is through formal education and experience.

The Management Team works to prevent bias and any other forms of discrimination since they recognize how important the tenant selection process is to the overall performance of a facility. Our rental applications are processed by a national screening firm with whom we have partnered. Renters can submit an application online any time. Applications are processed electronically and include background checks for credit history, bankruptcy, criminal, previous addresses, and previous evictions. We confirm past rental history and income. Prospective renters are approved or rejected based on scoring and suggestion policies that are constructed in accordance with industry standards. The screening results are utilized to provide our homeowners with well-informed recommendations. Based on the findings of the screening, it is ultimately up to the homeowners to decide whether to accept a candidate.

Leasing

All tenants are required to sign our NC Association of Realtor lease that spells out the conditions of their tenancy. We do not rent on verbal agreements or shake hand agreements. Tenants are also provided “Rules & Procedures” which outline the rules of each property. At the signing of the lease, prior to occupancy, the tenant is required to pay a security deposit equal to one month’s rent and the pro-rated rent.

Move in/out Inspection

Before move in day, we do a final walk through of the property to ensure there are no damages prior to the tenant’s move in. The tenant’s move-in inspection is carried out after all required documentation has been signed and money has been gathered. The tenant is provide with our move in inspection to do their inspection and they have 3 days to return this inspection form back to our office. The tenant inspection report is used alongside our move out inspection report. The 2 reports will be utilized for comparison and as evidence of the unit’s original state in the event of any disputes after the tenant vacates the space.

Rental Collection

Our policy for collecting rent is intended to establish regular, timely payments. Starting with the advertising of the property, good tenant screening results in dependable tenants. The process continues after the lease is signed, when our manager carefully explains to the tenant our policies about paying the rent on time and the consequences of not paying the rent on time. These policies are in place for the duration of the resident’s tenure and include thorough collection tracking and timely action on past-due accounts.

While most tenants pay their rent on time, occasionally things can happen where a tenant may be late paying the rent. Our regulations are clear and strict when it comes to delinquent renters in order to guarantee early payment or eviction in order to reduce the owner’s possible loss.

Every month’s rent is due in full on the first of the calendar month, and if it is not received by the fifth, it is considered past due. The demand notices, which is the initial step toward resolution, is now served to the renter. We send out 3 demand letters before the property manager will prepare the eviction paperwork if the delinquency is not settled quickly.

Real Estate Property Inspections

Our property managers/real estate brokers supervise property and unit inspections in accordance with the management plan’s recommended intervals. Inspections are carried out to verify that the renters are taking proper care of the property, evaluate the caliber of maintenance work, and identify any minor issues before they become significant.

Maintenance Issues

The quality of your investment will be maintained by a thorough preventative maintenance program. A well-maintained property is the product of consistent attention and care, using trustworthy and qualified contractors.

All necessary regular and seasonal maintenance is handled by our trained maintenance technician, who has been assigned to it. We will maintain strong relationships with outside contractors to help with the maintenance operation.

Each repair issue will first be evaluated for importance and scope. If work is necessary, our trustworthy experts will complete the work order request and complete the necessary repairs. The management agreement specifies that any additional important repairs can only be made with the owner’s consent.

The Site Manager has 24 hours after receiving a completed and submitted work order request from a tenant to get in touch with that tenant (by phone or in person) to schedule a repair work order.

Services in Accounting and Administration

All the financial and administrative requirements of the property will be successfully met by Elite Properties Management & Realty Group, LLC. In addition to the previously listed services, we also provide the following:

1.Dedicated Bookkeeping for owners

2.Obtaining and keeping current records, such as leases, applications, move-in/move-out reports, and all correspondence relating to tenants

3.Establish a method for reminding tenants when their leases are up for renewal and when their rent is due to be reviewed, in order to stay competitive in the rental market.

4.The law mandates the collection, storage, and processing of security deposit refunds.

5.Control and payment of bills for services like utilities, maintenance contracts, and repairs that are required for the physical administration of the property.

6.retention of current copies of paid invoices, inspection reports, and warranty documents.

The following will be done for the Owner each month:

A. Provide a monthly report on income and expenses.

B. Rent payments will be collected each month by deposited into a certain bank account or mailed to you.
