Whether you’re ready to move into a larger house to accommodate your growing family, move into a smaller apartment, or move to another part of the country for work reasons, selling a home takes a fair bit of work — maybe even more than you anticipate. The more work you do, including finding an agent to list your home, make any necessary repairs, and keep the property intact for short term viewings for potential buyers, the more likely you are to attract legitimate buyers willing to pay the highest bidder for your home.
Give Your Home Time to Sell
The time it takes to sell your home can vary widely and depends on several factors: the current real estate market, the condition of your home, and how well you have reached the right potential buyers. Cleaning and photographing a home for sale can take as little as a week. On the other hand, it can take a few weeks to repaint the interior, refresh the landscaping, and fix a leak on the roof.
The time on the market depends on the condition of your home, its value and the area you live in. However, while you are under contract, you can expect a closing date to be set about a month later, giving the buyer a chance to view the home and the buyer’s lender to appraise the property and secure and approve the loan.
Is it a good time to sell?
Most markets in the United States they experience shortages of inventory, which means there aren’t enough homes on the market to meet buyer demand. This often leads to bidding wars, with multiple bids coming in at the same time, driving up prices. Traditionally, spring and fall are the best times to list your home for sale, as most buyers prefer that time of year. In the summer there are fewer shoppers as many are on holiday and in the winter, people are on holiday and prefer to stay at home as it is cold in most parts of the country. That’s not to say there aren’t any off-season buyers, and the current number of buyers in the market means there are almost no off-season buyers. You may even find that smaller buyers who view homes in the middle of winter take buying a home more seriously when they find a home they like.
